AVAILABLE."  Really?

Or, "Email me with your questions"  Which would be awesome if you communicated in real time.

This past weekend I called on two separate properties that stated the very same message in the listing remarks.  But, when speaking with the listing agents, they both had accepted offers.  Why am I showing listings with accepted offers?

It seems that many listing agents are trying to avoid speaking with the buyer's agent.  When did this stop being a cooperative industry?  Why would a listing agent not want to speak with an agent who has questions prior to showing their listing or writing an offer?

Speaking with the listing agent assists in writing an acceptable offer the first time, saving time, money and frustration for all involved.  Is this just another case of being too busy for business?

Come on listing agents, pick up the phone - It's an offer calling!!!

There are a couple of agents in my area that turn their phones off at 5pm and never answer on Saturday or Sunday.  If you want to show one of their listings over the weekend and would like to make sure they're still available, too bad!  I feel like they're doing their sellers an injustice because you can't reach them during a critical time of the week, just to ask a question.  Prima Donna's.....

There are select agents getting the REO accounts or have tons of listings and don't bother hiring the admin staff to support the business. It actually shows their very bad business acumen. Just imagine the time saved answering all those phone calls or emails if you would have hired an admin that maintains your MLS? They are unprofessional and unwise and unfortunately their lack of business sense costs us all wasted time chasing down status updates on every listing we pull up. It's a mess. It takes me one to two days to leave messages for these agents to get an accurate status update on the listing and to get ACCESS to the property. Yeah, these agents who can't hire admin, they don't buy lockboxes either, that work with our key. So they say call for code.....but they don't respond.....it's a shame really.

Seems that there are no clear code of ethics today.  Everyone operates independently in an industry that requires effective communication and cooperation.  What ever happened to high ethical standards, the Golden Rule?  Treat other's as you would like to be treated.

Robert, I'm with you. Some agents obviously do not REALLY want to fully cooperate with the MLS. They want to guarantee the client that they will get the MLS. But only for their own advantage then they go about thrwarting the efforts of others...nasty.

Perhaps we should not be shy about calling them out on it.
