Why hasn't my home sold yet?

A few days ago I received an email from a lady who asked me, "Why hasn't my home sold yet?"  She asked me that even though she has her house on the market with another Realtor.  Her question expressed some frustration.  I discovered that she had received one offer on the home but it was still not sold.  She had reduced the price a couple of times but nothing seems to be happening.  So she asked me for some advice. 

I am happy to assist anyone with the marketing of their home but to assess what is going on with the marketing of a specific home without seeing it or knowing what work has been done is impossible.  As the home is currently listed with another Realtor, I would not like to comment on what work has been done. So I had to answer her in general terms. Home with a For Sale Still sign.

In general terms I can say that the market is subject to change at any time.  It ebbs and flows depending on the supply and demand.  One thing that I note is that most people want to sell their home in spring and summer when the gardens are showing their best.  That means that more listings are competing with each other at that time of year. 

It is not uncommon to see price reductions during the summer as a result.  As homes take longer to sell, some sellers will drop their price to make sure theirs gets sold this year.  This leads to others dropping their price and soon the market begins to show some weakness.

In times like these, one thing that sellers need besides a good marketing strategy is some patience.  Selling a home can take longer now than in the winter and early spring when buyers find there is little to choose from.  So as long as you have a good marketing plan, are willing to adjust your expectations to the market, and exercise a little patience, your home will sell.  However, if any of these things are lacking you may find it difficult to get your home sold.  If there is anything I can do to assist you, don't hesitate to ask.

Sellers also need to price it right up front, so they don't get to old on the market.

Price , condition and of course location Sellers have control on two of the three and should truly understand that concept

Good advice.  Patience is sometimes the key, and many people don't have that in abundance anymore.  That said, the marketing plan is very important.  Without exposure, no one knows about the property unless they live nearby or travel by the sign.

Maybe her home is not showing as well as it could?  The help of a stager could be invaluable in this instance. Stagers (as you know) will prepare a home for the market so that it appeals to the broadest range of buyers...through decluttering, depersonlizing, and neutralizing.  It is very difficult for the sellers to be objective about their own home.  And I am pretty sure the cost of the staging would be less than what her two price reductions were!  (PS...tell her to call 'Homestyling by Cathy'...I'm sure we could help her.)

Doris,  We have had a market that pricing it right has been difficult to do unfortunately.  So pricing it responsively has been the best approach.

Laura, No dobut this seller has been trying to control price and condition.  Sometimes it take a little patience though too.

Suzanne,  Most of us want patience but we don't want to wait for it. ;)

Cathy, I hear you.  Staging would be a good next step.  Hopefully others will read your comments. ;)

Very interesting situation. Well written post....

I had something similar happen to me yesterday. I was also cautious with my reply and it was obvious that lack of patience was an issue. Sellers in my area have been used to a manic pace for so long that it's become the norm to see a quick sale.
