CAN YOU OVER-STAGE A HOME!

I was taking a listing yesterday of a home I think is in excellent condition and shows very well. The home is tastefully decorated, uncluttered and shows and feels like a comfortable home.  The owners were concerned that they should remove every personal picture and perhaps paint to a single color in most of the rooms. The home has been painted in the last year is immaculate and the colors not too dark are very much in style right now.

 

I told them not to worry, that the home shows very well and they mentioned HGTV and other shows that emphasized how important it was to depersonalize the house and to be very neutral in colors. In this market, it may take 6 months to a year to sell a home in this market. I believe in decluttering and not having too many pictures on the wall, but you still have to live and enjoy your home while it is on the market.

The hard part is keeping it neat and clean every day so if a buyer shows up the house shows well every day.  That's a challenge that all the staging in the world does not solve. But not having as much clutter and as many pictures is less to dust and clean. Some of the over-staged homes I've seen have felt cold and you knew they were staged, this bothers me, so finding a middle ground is probably the answer.
