Marketing Vs. Pricing (Franklin TN Listing agents)
In the past I have written blogs about the roles of a good listing agent. In my opinion, a listing agent's job is to market and sell a home (obviously). Some of the key aspects to selling a home includes;
1. Correctly Pricing the home.
2. Put your sign in the yard AND pointer signs leading to the house.
3. Professional photography. Homes without pictures or bad pictures can generally get passed up by the buyer's agent and never shown. Professional pictures can make the house look even better than it does in real life. The goal is to get as many people walking through as possible.
4. Open Houses. Not just on Sundays. Try an afternoon between 4-6pm.
5. Broker Open Houses. Some of the best marketing is word of mouth.
6. Social Media. Build a Facebook page for your business and as many friends as possible (keeping them within you area). Promote your listings on this page. You would be surprised.
7. Searchability/Marketing. This is where I really like to drive the point home. I will get to the main points of this in just a minute...
After posting the last blog about what a good listing agent's roles were, I got some suggestions that it really just boiled down to pricing. I thought to myself, "If that's the case then ANYONE could sell a home". For sale by owners should be able to sell faster than anyone (at the correct price).
... back to my points. We have been experimenting with online marketing with our listings and have gotten AMAZING results. A while back we decided to start doing some video tours of each listing we have. Sure, this is not an original idea but what we have done with the videos are. Once the video has been shot and edited, we then MASS market online. Video sites and of course sites like Active Rain are places we advertise on. These videos are now on the first, second, third, pages of Google. Try it out for yourself! Google search "Ranchettes Kingston Springs" and see how many times this video comes up.
Here are some of the results;
1. We have sold/rented out homes because "I saw your video online and want to see this house".
2. We have picked up buyers that have called or emailed because "I saw your video online and want to see this house". Sure, not everyone that sees our listings want to buy them BUT there are more out there and now they are interested in using us to help them find the perfect home.
3. We have had traffic in our open houses because "I saw your video online and want to see this house". No joke. We have advertised online using the same video about the upcoming open house and people have shown up because of it.
Sure, this is not guaranteed BUT it works. Is pricing everything? Not at all. Our job as your Franklin TN listing agents is to do ALL OF THE ABOVE and more. Our job
