How often do you get asked about "The Big Flood of Foreclosures" coming??

I get asked this question all the time.  And I've been asked that question for the last few years.

And my answer is the same - It's not practical for ANY entity to have a flood of anything due to the laws of supply and demand.

If the bank's goals are to maximize their net proceeds on each property, they sure as heck are not going to flood the market with them.

What's your response to your prospects, clients and associates when asked this question?

I hear this all the time from the consumers, banks, asset managers, news media, and other agents. I don't know what to answer anymore, and frankly Im drowning in the repeated question more than the trickle of foreclosures being released.

Ralph, Unfortunately, it seems that most people that their real estate and mortgage cues from the latest television show or newspaper they read.  They are basing everything they "know" on perceptions derived fromt media.   Mike's comment is right on target!

My belief is that it is the people who offer courses on how to work foreclosures that are promoting the idea that there are going to be tons of foreclosures. Part of the worry was that 5 year adjustables would make payments out of reach for many. Take a look at the interest rates today and most adjustables are going down right now instead of up. If people could pay their note before, they should be in fine shape with it going lower. I may be all wet, buy hey...it's the 4th of July and a great time to hit the beach.
