Blaine MN - Average Price Per Square Foot of Homes for Sale by List Price Range

There are a total of 430 Single Family homes currently listed for sale on the MLS in Blaine, Minnesota (as of August 12th, 2007).  The city is located in the southern part of Anoka County.  Blaine has a wide range of neighborhoods.  The west side of Blaine tends have well established neighborhoods with large trees.  The east side of Blaine tends to have newer homes and communities which have been developed recently.

Some of the data reflects the fact that there are scattered upscale properties with abundant acreage.  The data for homes priced over $1.0M reflects that fact that there is only one home in each price range, with the execption of the $1.2M - $1.3M range, which is empty (no homes in that price range).

This data was collected on homes currently listed for sale only.

I am curious why there is an increase in the price per square foot of the homes in the 700K price range.  What causes that range to be different?

That price per square foot is based on the total price for the property divided by the finished square foot of the home.  There can be a couple of things that affect this.  Some homes, especially new construction homes, may not be completely finished.  Many home builders leave the basement unfinished.  The homeowners generally finish the basement, but may not have done so as of yet.  Also, some homes may have acerage with them, which increases the price, but not the finished sq ft of the home.  For example, a home on 10 acres will have a much higher price than the identical home on a regular sized city lot.  So the price per square foot will be higher.  Blaine still has lots of homes with acerage and this is most likely the cause for the non-linear rise in price per sq ft.
