When I refer to the word, "work", I am not only referring to maintenance or upgrades. This issue can trickle down, right back to the beginning of the marketing of the property. How is the property being presented? Is there a certain amount of "work" involved in visualizing how a buyer's current belongings/furnishings will fit into their potential new home?
It has been proven, time and time again, that buyers are largely motivated by examples, vignettes, and cozy, neutral merchandising of a property.
Humans have a very hard time determining amount of available space within a room without items throughout the room for a sense of scale, or for comparison purposes. A vacant room is just that. Now, a vacant room with a lone chair thrown into it, gives one small example for the buyer to refer to for size. That said, one lone chair will not complete the picture in the buyer's mind.
Today's buyer wants to effortlessly look at photos of a room, or see it in person, and be able to determine very quickly whether or not their living room suite and entertainment centre will fit into the available space.
When the property is empty/vacant, it is virtually impossible to do this without taking out the calculator, and having to take measurements of their existing property, and then going further to compare those with the measurements with your property. But, even that is not enough in most cases. They also have to take into account differing shapes of rooms and placement of differing architectural features such as windows or a fireplace. This is mandatory due to the fact that we don't want to have to place our couch right in front of a beautiful window, or completely block a fireplace, etc. This is an incredible amount of work for a buyer to have to do, if they even bother, in order to determine whether or not they will actually set up a viewing of your property.
Most times buyers get frustrated due to not having the luxury of time to sit and do all of these calculations, measurements, and figuring.
The next step the buyer takes is leaving your listing in the dust, going on to the next listing in hopes of finding one that is furnished, making it an effortless task to determine whether there is adequate available space within the property for their needs.
The above photos were taken by us before and after Staging this Vacant condo on Jasper Avenue in Edmonton, AB. The condo is a 1 BR, 1 Bath, 412 Sq. Ft. condo. These condos are great! They are industrial-feel studio/loft style condos with concrete floors. At an asking price of only $125,000, it is the lowest priced condo on Jasper Avenue. So, one would think it should sell quickly. The issue was that, sitting empty/vacant, the space felt VERY small and VERY cold. And, with this room in particular, the kitchen and living room are combined, with no evident area for eating. So, by creatively adding some smaller, but comfortable pieces, we were able to incorporate a somewhat separate dining area into the mix.
