The months of June and now July is becoming my "pre-listing" appointment months.  Getting ready for Fall or late summer listings.  I like when we can do this.  

 

I like that we can meet - get to know each other, discuss your goals as well as preparing the home for sale.

 

It seems to run much smoother if we work together from the very beginning, from the time you believe you are going to sell till we actually list.

 

This gives me the ability to run comparables in the area - to see what has sold or what is having a hard time selling so we can figure out what is the most cost efficient way to prepare your home for sale.

 

Depending on what you owe VS market value of your home will have  lot of impact on what we decide to work on.  Working with an agent to do this is probably one of the smartest 1st steps I can think of for a seller.

 

I have to admit in some cases, after doing the  comparables in the area, some clients have decided not to sell and just fix up the home they are in.  Some can afford the loss in their current home as they feel with the market we are currently in, the savings on a new bigger home makes up the difference, if not more.

 

However the most important thing is to be realistic.  Realistic about your market value of your home.  There is an old saying "something is only worth what someone is willing to pay" However in Real Estate, unless you have a cash buyer who is not basing his purchase on appraisal, this in not true.

 

A home is only worth what a bank is willing to lend the buyer for that home, and the bank is going to base this discussion on the appraisal.  So when I give you comparable's for the area…….it is done this way, what I think the appraiser will come in at. 

 

At the risk being BOLD here - I am a very good sales person, but I can not make the bank/lender for your buyer secure a loan for a home for more then appraisal amount.  And you need to ask yourself, would you buy a home for more then what the appraisal came in for.  Probably not.  

 

So the title of this blog is "that's okay, I will be the 2nd agent in"  - because I have had a couple of listings now, where I am the 2nd agent in.  The seller interview other agents and got to hear from the agent they selected he/she was willing to list the home at their "dream sales price".  

 

I always follow up with my appointments - I do get most listings from my listing appointments, but do loose a few here and there.  When I follow up the reason is usually - the agent they selected will list the home for a higher amount.

 

However when the home did not sell, I was lucky enough, when the listing expired, the sellers called me to list, as I was honest with them in the 1st place.  

 

I am not going to try to earn your business with false expectations, I will earn your business and respect form being honest, by communicating well, returning your messages in a timely manner and getting you to the closing table -  with least amount of stress.

 

A how excited you will be when you buy that new home!

This is a great post and very timely!  Based on your informaiton, in a similiar situation, I would rather be the second realtor in as well.
