I tell so many sellers that, I will market their home online, because 90% of homebuyers start searching and looking online for a house. You should see the look I get when I'm on that listing appointment. I can just see the words written all over their face; "Well if that's the case why do I need you I can upload my home online myself and sale it!" The key words are search and look! Now Mr and Mrs Seller do you know how to convert the home Buyer from looking into buying. Most of all...how can you get a Buyer to buy your home? Do you know how to market online? Do you know how to follow up with an online buyer? Do you know what to say and how to say it? 80% of uploading a home for sale online is the easy part. Upload to a website, Craiglist, Google, Yahoo, Trulia, Zillow, Facebook, Youtube, and the list goes on and on with uploads. The 20% is what makes your home attractive, and sell quickly for top dollar. And what is the 20%? Design and Story telling. The home must have an online design or the home is just another house for sale on the Internet. What photos to use online, the length of your video is very improtant (too long and the buyer will lose interest also the type of video) oh, you didn't plan to use a video? The home has to speak to the buyer with the right words....Storytelling! How many times have you read an ad that said....This is a great 3 bedroom 2 bath home, or This home is better than new, a must see! Please...how can a home be better than new, and how many 3 bedroom 2 bath homes are on the market right now! Don't tell a fib (lie) about the home but tell a brief story so the buyer will enjoy reading. I believe as REALTORS we must step up and show value, or we will get stepped over. So remember the next time a Seller says "I can market and sell my home online myself" tell them just uploading your home online doesn't guarantee a sale.

Hello fellow Louisianian (Chalmette).....here in Abilene TX we have a problem with these limited service companies signing up brokers in Texas and having them include listings for $299.00. Against our MLS rules, but nobody seems to be stopping them - if they can..
