Do you think it's ethical to hold your listings so that you can double-end them?

Sad to say but this does happena and that is why some people do not respect real estate agents.

I have recently discovered there is a fly in the ointment...or maybe I'm just being jealous?  The fact that I can admit to either is certainly I will grasp for, mature of me...right?  I will just come out and ask...do you think it's ethical to hold your listings so that you can 'DOUBLE END' THEM?

A while back I came across a home that was in my client's price range.  Called the agent on it, who I know.  They told me that it was listed for $100K less than what I saw it was later in the MLS.  Surely it was because the Realtor just didn't know any better and they were busy with something else, so distracted, no problem.  However, just noticed that at least a week prior to that, that same property was listed in the newspaper...hmmmm

Maybe this agent is trying to double end their listings?

Good for them!!  We should try to do that.....I do.

That's a good thing, right?

I think the following coincidences were funnY:

1)  Property is now showing in escrow, despite appearing to be overpriced for the condition

2)  Agent couldn't get me in when I wanted ~ it had to be on their terms (no lockbox)

3)  Open House had Agent, their business partner and another person...all their for success, which I think is very admirable

4)  Big Sign and Phone Number to Agent...Good Good Good Marketing, Love it!

5)  Funniest part is that many other Realtors in the area know that this team is TROUBLE.  They complain about others all the time, I hear they also get in trouble with their corporate office for shooting their mouth off in the press, and now they even have me blogging about them....

They must be doing something right...although, you will not catch me doing these things.  Even if the Seller asked me, I would say, "The best thing I can do for you is to market your property through every viable avenue and hopefully I can find the right Buyer, but if I don't, I will be happy to work with any other Realtor who brings us a bonafide offer.  This process will be happening concurrently, or at the same time.  Why waste valuable marketing time on either account, right?"

What would you say?

Linda,

You are absolutely right -- its about time we got back to basics and had a little more ethics in the business -- we are in the business to make money but we are alos supposed to be honest -- have ethics and be professional!

Cheers
