When helping individuals and families relocating into the area from out of state, the subject of Georgia's real estate taxes always comes up.  Sometimes buyers change their search area due to lower real estate taxes in some counties than others.  We would like to help you understand how our real estates taxes are calculated in Georgia. 

Formula for estimating your monthly real estate taxes:  Multiply the total appraised value of your home by .40.  Then deduct from this amount your homestead exemption and divide the balance by 1000.  Multiply the amount by the millage rate provided below.  Then divide by 12 for an estimate of your monthly property tax payment. 

Homestead Exemptions:

North Fulton County: $15,000

Forsyth County: $8,000

Cherokee County: $5,000

Gwinnett County: call tax commissioner for details

 

Millage Rates:

North Fulton County: Alpharetta 37.63, Roswell 35.80

Forsyth County: Cumming 24.23, Unincorporated 24.23

Cherokee County: Ball Ground 33.53, Canton 32.37, Holly Springs 32.91, Waleska 31.68, Woodstock 31.84

Gwinnett County: Auburn 37.85, Berkeley Lake 36.40, Braselton 32.05, Dacula 36.75, Duluth 37.24, Grayson 32.80, Lawrenceville 34.54, Lilburn 35.31, Loganville 39.18, Norcross 36.83, Snellville 35.80, Sugar Hill 35.85, Suwanee 37.94
