Real Estate agents who take pride in where they live are much more successful than those who do not.  You may wonder, "what agent would make a derogatory remark about her area and sabotage a sale from an out-of-towner?"  It has been known to happen.

It is really easy to be proud of the City of Weston and Broward County in which she resides.

CITY OF WESTON, FLORIDA 

Weston was incorporated in 1996, so she is a young'un.  With a current population of approximately 70,557, she sits in the southwest corner of the county and consists of 25.5 square miles. Part of her anatomy includes lakes and mitigation areas.

She houses 22,671 families and has absolutely no poverty, yet she is one of the most economical places to live in the country.  (Weston: named one of the 25 most affordable suburbs in the United States by www.BusinessWeek.com ( Nov. 16, 2006 - Quote taken from city website.)

Weston also has some of the best dining and entertainment.  I traveled all the way to Greece about ten years ago and never saw a belly dancer.  Weston has a belly dancer in her local Greek restaurant, Anthos.

Weston has felt incredible growing pains; however, she has also felt the recent Real Estate cramps.  Below are her second quarter 2007 statistics for your perusal:

BROWARD COUNTY, FLORIDA

Broward County, which resides North of Miami-Dade County and South of Palm Beach County, is the heartbeat of the tri-county area.

Incorporated in 1915, she spreads out over 1220 square miles, has 31 municipalities, and houses 2.3 million people.  There are approximately 435, 408 families currently enjoying the amenities of Broward County, Florida.

Some of the best real estate can be seen from Fort Lauderdale's own riverboat, the Jungle Queen. I took an ol' high school friend from Memphis on the Queen, and he loved it!

Love Broward County and especially Ft Lauderdale. the Intercoastal offers some great opportunities for some awsome Real Estate and access to some of the best fishing and boating (read Sailing) in the states.

 I am going to print your stats to show some folks up here that things can get a bit tougher.

Oh yeah, 80 sales in Rathdrum in the last 6 months. 541 active listings as of today. Average Sales Price near $180,000. 1400 Licensed Agents. (Coeur d'Alene is a bit better though)

Karen, We keep hearing rumors that Weston prices are dropping.  Fortunately here in Coral Gables we seem to be maintaining our values, even as the inventory grows.  Ultimately the sellers will determine the market, as they need to adjust thier sights.  The over-motivated seller will change the market by taking a loss.  And those who don't need to sell will frustrate the market as their listings linger.

Christopher -- I've known several homeowners to change their minds and stay put until the market changes -- or just stay put altogether.  I hope we have a relatively inactive hurricane season.  People forget fast -- and that will calm people down to stick around awhile.  The prices don't seem to be dipping, but we had 1400 foreclosures in Broward County alone in the month of June and I believe, 50 in Weston.  We see a rise in short sales as we have an agent in our Weston SW Broward office who specializes in this,  Trish MacDonald.

JoAnn -- I plan on it.  It was fun putting the stats together, but I know agents are interested in lifestyle and things that people have actually done.  I hope that people will comment on how they either enjoyed their vacation here or enjoy living here and what they have experienced so this post won't seem sterile!

Any ideas on the other areas to track?
