After the market crashed and there were no longer loans for first time home buyers with poor credit, ( my niche ) I was put out of business. I had work hard for two years to create a steady flow of deals, and after loosing about 4 deals almost at the closing table, I was in despair. It was so bad that I stopped working all together. I didn't know what to do. In the meantime, I learned how to blog, about SEO, social media and all the new things that the Internet offers. But, doing all these takes time, and I needed money yesterday. I read someone's blog about ZipRealty and I was hooked. I called and emailed the company and three days later after my first interview I had signed with ZipRealty.

Yes, I could have waited until my Internet efforts produced results, but by then I might be out of business altogether. Us Realtors know that our profession is an expensive one. Between MLS and Realtor Fee's you better be prepared to plan for 6 months of income plus expenses including advertising before you earn a penny.
I have been with ZipRealty since the end of March, and I started receiving leads after my training on April 2nd. Since I started with ZipRealty, I've taken care of numerous personal business transactions and have been very busy and unable to give 100% effort but am now finally totally devoted to my platform "full force". Others that came after me have already had at least one closing, and some a couple more. Some of these are brand new agents.

I have my first closing in the middle of July in the mid 300's. In August, I am expecting two out of town buyers that want to retire in the area. Both these leads are over the $300,000's. I love the clients that I am getting, as they are highly educated in real estate because they have done their research while looking for homes
Leads, leads and more leads. I am guaranteed a minimum of 40 leads per month as long as I contact them, and I do the follow up that they have trained me to do. These are my results so far:
- 144 Total leads on my platform.
- 136 Left....leads that I am working in one way or another
- 2 Active clients that I am showing homes to
- 1 listing
- 1 buyer under contract
- 19 people that have responded or that I am in contact with to buy within the next year
- 7 people who I have been able to contact, show an interest, but will not buy any time soon.
- 2 sellers considering what to do
- 3 People who will buy if the right deal comes across.
I do what I have been taught by Zip, as they have their own way of training and doing things. I still have some of my old habits. I have some other none real estate projects, children and other things to do. This is the result of doing the minimum that I have been asked to do.
