Selling Homes Creatively In This Market

In our market today, with the economy as it is, I am seeing several sellers having to come to the table with money.  That is not a possibility for many so they are left with minimal choices.

Some of the possibilities I am encountering are the options of lease purchases and the rare cases where owner financing is also a possibility. 


With mortgages being as difficult to obtain as they are, I am finding if anyone is able to offer owner financing, it will make their home much more saleable.

The same holds true for the lease purchases.

I would be curious to hear what others are finding in other areas.

Steve, interesting post. I am finding that if you price the home correctly in my market people will still come and buy the homes relatively fast. IF the home is overpriced no matter what creative ways, seller financing, lease options none of that seem to work the majority of the time. There are always exceptions, I try not to market to the exceptions.

Oh definitely- the homes whwn priced right will always sell but the issue is more with the fact that many sellers are under water on their mortgages so they cannot afford to sell which is why I am finding the lease purchases and owner financing being more prevalent.  Thank you for your response.  Thanks for the comment.
