Listing With The Top Area Agent...is that really the way to get your home sold ?

I'm always intrigued by sellers who decide to list their home based on the top ranking of an agent.

Yup, the sign has their name and you may meet this person at the listing appointment but after that, it all goes to the administrative office help.  I'm not saying it's wrong, it needs to be handled this way when you have 50-100 plus listings.

I agree you want a great agent but why not pick an agent in that top 10% rather than top 1%.  Better to have hands on service dedicated to selling your home. 

When I was new so many years ago and would go out on a listing appointment and find out my competition was one of the top big hitters, I worried I could never get a listing away from such a huge Realtor.  As time went on, it became clear what I have to offer over that top agent with the teams.

I'm hands on and in that top 3-5% depending on the year.  I admit to being a workaholic and a bit of a control freak. I handle all details and have decided to keep my business manageable so I can provide concierge style service to my clients.   

I now enjoy competing with the jumbo agents and is rare to not get a listing.  There is something to be said by providing VIP service ...........making every client the most important person in my business and mean it.

Billie, I agree and when I was starting out, I often wondered if the agent who had lots of homes to sell in the same price range would have somewhat of a conflict of interest in which one to market the most or sell first.  Were the sellers all serviced the same?  Thanks for the post!  ~ Susan

What sellers have told me about their experience is that the big agents do provide excellent hands on service to the highend buyer and seller but for the average to slightly upper end listing, they felt they did not get the service they expected... that's where I exceed expectations.  I service all my clients as if they were million dollar clients.

There is just so much time in a day so I can understand why their time may be dedicated to a big buyer or seller.  I can provide that hands on service to all my clients. My business is mainly referrals.

My former next door neighbor has his home for sale with one of the local top agents...we had a severe 90 MPH wind on Saturday evening...I lost my biggest tree in my yard.  

I walked over to his vacant home and looked at his trees.  It is now Monday afternoon and I just got through showing his trees to the tree doctor and sending him e-mail photos of the damage to his trees after he called me. This is after I called his agents office today. 

When I spoke about talking with the listing agent, the receptionist said she would contact the agents assistant. At least the assistant called him.

The Blue and white sign is still at a 45 degree angle.   2 open houses recently...neither by the listing agent... So much for being the top agent and doing a great job...

But don't forget, they come out of the woodwork near the expired date, don't they?
