Braemar Property Values: May-June 2010 (Carriage Series)

It's time for another Braemar Property Value Report, detailing the prior two months of resales of Carriage Series homes in Braemar. 

What's a Carriage Series home?  That's easy.  These are single family homes with detached garages.  (Of course, not all Carriage home have a garage.  Some homes chose to have only asphalt where the garage would normally sit.) The models that make up the Carriage Series homes are:  Maplewood, Norwood, Oakdale and Parkdale.

Braemar Property Values for the Carriage Series this report are an average of the past two months sales.  In May and June there were three resales.  All different models.  This gives us a mix of smaller and larger Carriage Homes.

The average sales price is up this report to $319.000.  That's an increase of 4.8% since last report.  And year over year, the average sales price is up 10.6%.  The Carriage Series homes in Braemar are seeing a very nice rebound this year.  This is probably because demand for these homes has never waned.  They are a great alternative to a townhouse.

If you put your Braemar Carriage Home on the market today, and priced it to current market conditions, this latest report indicates that you can expect to have your home under contract in a little over two weeks.  You can also expect to pay an average of almost 1% of the sales price toward the buyer's closing costs.

Nice to see an increase in value in one year's time.  These really are very popular homes for folks looking to downsize, or buy their first home.

These Carriage homes were the last houses to really fall in value and seem to be the quickest to recover.

What a beautiful home you have pictured here, Chris Ann.  They certainly would be popular in this area, but we don't have much land left for development.
