Zillow and Yahoo! Real Estate Partner To Create Powerful Ad Alliance!

Services for Real Estate Pros with Zillow

I am so excited to share with you, what I think is one of the biggest announcements Zillow has made to date for our real estate partners!  Soon For-Sale listings on Zillow will be getting almost twice the exposure through an alliance formed with Yahoo! Real Estate

Essentially the second and third largest real estate sites (per comScore) are coming together to form an exclusive partnership creating the most far-reaching real estate ad network on the web.  The integration will take a few months to complete, but once in place, Zillow will power all For Sale listings on Yahoo! Real Estate.  

What this means for Zillow's agent and broker partners:

  • For-sale listings placed on Zillow will automatically appear on Yahoo! Real Estate, helping brokers by decreasing the number of data feeds they need to support.
  • The core listing data on Yahoo! Estate will be the same as on the Zillow website, with core home details (number bedrooms and bathrooms, square feet) in addition to Zestimates, price history, listing description, etc.
  • After the launch of the partnership, advertisers who buy Showcase Ads or Featured Listings will automatically have those placed on Yahoo! Real Estate and Zillow.
  • The successful Zillow Premier Agent program will be extended to Yahoo! Real Estate, and current Zillow advertisers will be offered the first chance to purchase Premier Agent placement on Yahoo!
  • Outbound links that appear on Zillow, as provided in the data feed, will also appear on Yahoo! Real Estate. 

Yahoo! Real Estate has consistently had one of the largest real estate audiences on the web and one of the most recognized brands in the industry. Historically it has been hard for local real estate agents and brokers to have the means to market their listings and services to this audience. The partnership with Zillow opens up the Yahoo! platform to local real estate advertisers and industry partners. 

I'll be sure to keep you updated as more details become available, such as a more concrete time line.  When this partnership is fully launched, it will be huge for real estate professionals, Zillow and Yahoo! Real Estate alike!

Hey Paul - The exclusive Prudential deal with Yahoo expired years agol.  Today they were taking feeds from a number of sources, and yes Prudential was one of them.  Once the deal is in place, any home that is on Zillow will indeed by on Yahoo.  This includes all Prudential listings, as they are a feed partner of our today as well.

Harj - The relationship won't affect Zestimates, as it is an exposure play and not a data play.  However, Zestimates have already been on Yahoo for the past three years.

Can Zillow do anything to prevent WRONG information from being listed on Zillow.com?

I used to advertise on Zillow.  I had them remove my ads because I didn't want my name to be associated with incorrect information, outdated listings and incorrect listing prices.  My local MLS requires we update all listing information within 72 hours from our website.  Since most people feed into the MLS directly, this isn't a major issue.  Zillow was far off from this number, and refused to update listings after I contacted support to report that listings had sold or had price reductions.  I was also sick of customers asking, "why didn't you take me to this house?" when the property had sold months before the customer started looking for a home.

I love how the internet empowers consumers - but posting WRONG information doesn't help anyone.  It confuses the consumer, and makes real estate agents jobs harder.

FYI - I'm not referring to the "Zestimate" - The consumer understands this is an estimate.  My issue is when Zillow lists homes that are NOT for sale as active listings, and the lag of often months for updated information when homes have price reductions and closings.  Every other major website (Realtor.com, CTReal.com, Trulia & more) pulls this information from our MLS and gets it right.

Hey Scott - When the listing comes out of the feed, it comes off of Zillow.  If you were to scroll to the very bottom of the listing detail page you'll see Listing Source=COMPANY.  Then you'd know that the listing is still active in that feed to know to pull it out of there. 

As a side about this, there are so many companies syndicating agent's listings these days.  My recommendation is to pick two that you trust and ask the rest to stop.  Then when something sells or has a price change, you only have to remember to update a couple of sources.  For example, when a house sells, it can be easy to forget to update a virtual tour site becaus you don't think of them being a syndicator.  Just a suggestion.

If you see something you'd like to edit on the site, you can also do that.  You just need to create a free account on the site.  It is important that the email address on the listing matches the email on profile.  When these match, we know to give you editting access.  So you could manually pull anything down that you'd like (also remember to take the listing out of the feed, otherwise it can get rewritten). 

Lastly, here is a scenerio I see happen a lot.  A listing gets posted to the site via a feed.  Then the agent goes and manually does something to the listing (like change a price).  At this point we need to sever the relationship with the feed.  If we didn't, your change would just get overriden the next time the feed ran.  So at that point, the listing is manually managed.  This means that any future changes, like a status change, need to be done manually.  It is optimal that changes be made at the feed source, not on Zillow itself.  That way the feed remains in control, and the agent doesn't have to maintain manual changes.
