Lighting is critcal when you have your home on the market.  Potential home buyers want to see home that looks light and fresh.  A buyer's interest will drop considerably when they walk into a dark or poorly lit room. 

A few suggestions...

  • Make sure there are no burned out light bulbs inside or outside
  • Turn on all the lights in the house when you are showing the home.
  • Remove the window screens.  Store them in the garage.  Windows without screens will let more light in and the windows will look cleaner
  • Replace old light fixtures.
  • Replace light fixtures that are too small or too big for a room.

I agree with everything EXCEPT the removal of screens, Jenny. Encourage the seller to clean (and replace or repair if necessary) both the screens and the windows (both inside and out).

Missing screens might adversely affect a buyer's selection choice as they're an essential part of the purchase.

Great tip, Jen. Lots of light absolutely helps houses sell: Good old incandescent bulbs with nice warm light. I have a bunch of lamps that I lend to sellers. And yes, if you have a showing in the afternoon and you leave for work in the morning, let those lights stay on all day. You'd think agents bringing buyers would turn the lights on, but they don't. Make sure the house is all lit up so your house will look much better and sell faster. It is psychological and subliminal too: a nice bright house is welcoming and feels happier and uplifting.

Great tips.  Lighting very important.  I guess it also helps when it's sunny outside and showing the home while it's still light.  Great pt by Zeta abt leaving the lights on that day.
