ZIP code 85281 comprises a 15 square mile area of North Tempe. It lies between Broadway Road in the south and the Scottsdale and Phoenix city boundaries in the north. The western boundary runs along the Hohokam Expressway (143). In the east it is defined by the city boundaries of Mesa and Scottsdale and the Salt River Pima Maricopa Indian Community.
It includes Tempe Marketplace, Phoenix Municipal Stadium, Rolling Hills Golf Course, Canal Park, Tempe Women's Club Park, Tempe Town Lake, Moeur Park, Tempe Beach Park, Hayden Butte Preserve Park, Jaycee Park, Mitchell Park, Clark Park, Karsten Golf Course, Rio Salado Golf Course, Indian Bend Park, Wells Fargo Arena, Rio Salado Park, Birchett Park, Escalante Park, Tempe Cascade, Hudson Park, Daley Park, the Sun Devil Stadium and the main campus of Arizona State University (although ASU has its own single-entity ZIP code).

The month of June reported 83 residential property listings, DOWN 19% compared to 99 in May, and DOWN from 94 just a year ago. The Federal First Time Home Buyer $8,000 tax credit has affected the market in many ways. We are all waiting to see what will happen in the next 3-6 months.

June ended with 33 pending listings, UP 5% from 31 in the month of May, and UP from 19 in June a year ago.

Summary
Real estate activity in the Phoenix Metro area market continues to deteriorate, where demand in the market is roughly the same as the supply.
