Wow! I bet that I'm asked that question on about 75% of my inspections. Everyone is concerned on how long it is going to take. My customary response is this; "It will take as long as it takes for me to look at everything I'm required to look at." Most of the time this gets the point across, but every now and then one of the folks that is involved in the sale of the home is not the sharpest knife in the rack and they just don't understand. It is not uncommon to hear this " Well my last inspector was done in an hour." or "My normal inspector would have this home done in about an hour." Folks this ain't a race! I love it when they say "My normal inspector", I love to ask them why they are not using them and the last one told me that he was out of business!
I would say that on an average 2500sf home it will take me about 3 hours to inspect it. I don't do my reports on site so this does not impact my time on site. Last week I inspected a 4,500 sf and it took me a little under 5 hours, this home had a bunch of problems. I have also inspected a 5,000 sf home in about 3 1/2 hours, it had very few problems.
It is very difficult to put a time on an inspection. Every house is different and the fewer the problems the quicker they inspect.
