Shelton CT Single Family Market Report for June 2010

Shelton CT single family home sales, including Huntington and White Hills,  were UP 35% from June 2009.  The average list and selling prices were down 6% and 5% respectively, and median price was down 9% from the same period last year. Days on the market were up 8%.

Here's the shocker!  The absorption rate for the month of June was actually the lowest in quite some time, with 5.86 months to sell off the current inventory.  That statistically puts June into a 'seller's market'. Remember that?  Well, don't get too excited, though, as sales were boosted by the homebuyer's tax credit.  Nevertheless, it did happen and numbers don't lie.

Where were all the single family sales for the month of June in Shelton?  The hot spot was in the $300-400K range, accounting for 37% of sales.

Following are the Shelton, CT property transfers for June 1-June 30 recorded as of July 11, 2010.  The high sale of $700,500 was recorded on Wesley Drive, while the low sale of $123,000 was recorded on Long Hill Avenue.

The absorption trend, which shows the number of months it would take to sell the entire inventory at the same pace, came in at 7.32 for the last three months.    If you are selling your home, your agent should calculate the absorption rate trend for your price point to get a more accurate analysis.
