Syndicating your listings, by posting them across the web on sites like Trulia, Zillow, Oodle, HomeGain, etc, will give your listings more exposure to those who are searching online.  

The news that CNNMoney is now exclusively using Trulia's platform to provide searches for prospective clients should make you sit up and take notice.  Are you using Trulia, and other Real Estate Sites to market your listings most effectively?  

More than 90% of all buyer home searches start online these days - NOT in the newspaper, NOT in your local homes magazine, NOT in the "penny paper" or other discount newspaper that is distributed free.  They start their search ONLINE, and if you aren't advertising where the buyers hang out, you're surely missing the boat!!

Michelle, Have you had much luck generating leads and buyers from syndicating your listings?  I syndicate listings for multiple agents.  The listings have greater exposure, which the sellers like.  However, the efforts haven't yielded direct results.

Hi Rick!

Do you have lead generation systems in place for the links when buyers go to view the listing?  ie. You could have a link to a video of the home, that has a call-to-actioin at the end of the video to go to a lead capture page for additional information or additional listings to be emailed to the prospect (that captures their email address).

Michelle, Good idea.  Several of my clients have virtual tours that I send viewers too, but I don't have the lead capture page in place.  I do track the page views and IP addresses and locations.  I also have a link that allows viewers to see all similar listings in the area with the agent's picture and contact info at the top.

But you have to find a way to get the prospect to give their email address.  This allows the agent to be able to stay in contact with them and build rapport.  In order to do that, you need something that will entice them enough to give up their email - like a free report, guide, etc.  That way you can grab their email, which gives you the mechanism to deliver what you promised them, and then be put into an autoresponder to be able to send them useful bits of information that will build rapport with the agent sending the info and keep that agent in front of the prospect until they are ready to either buy or sell.

It's all about conversion.

Hi Michael!  That's great.  I would suggest never being satisfied with just what your broker or franchise is giving you.  You need to step up if you want to stand out and be able to generate leads directly to YOU. Unfortunately the templated sites that brokers provide for their agents are just a stepping stone to give you presence.  If you look at the keywords in the HTML language behind those templates you will see that those sites are driving more traffic to the brokerage as a whole, than they are to you individually (and you're the one who's advertising that site). Not to mention the fact that they make you look like every other agent in your office.
