How much of your valuable knowledge do you give away for FREE?
When a recent call began with "I don't need a real estate agent, I just need a few questions answered,"...I was pretty sure that there wasn't going to be any payday at the end of the conversation. That being said, I do provide some free information for callers, but I try to keep it within reasonable boundaries. I believe very strongly that our time and knowledge is valuable, and shouldn't be bartered too lightly. Nevertheless, it's a good will thing to do a little pro bono work in the local community, and I suspect that most agents do the same.
When she asked me for a free CMA on a piece of commercial property she was selling as a FSBO, I declined. That's more than just a question she needed answering. Why should I take any risk at all documenting comps, commercial comps no less, if there is no potential for compensation for that risk. Yes, I know, we all do free CMA's for listing presentations. At least there, you have a shot at being compensated.
After a short, but spirited conversation, she realized that a free CMA wasn't going to be forthcoming. Then she asked where she could get that information, I politely replied that she could hire a Realtor, or an Appraiser. The "but they'll charge me plea" sort of fell on deaf ears. When you make the statement "I don't need a real estate agent," then you're assuming that roll yourself, and the commensurate risk...and good luck with that. My knowledge comes through years of training and experience. You can't just go to the Tree of FREE Real Estate Information and pick off what you want.
She wasn't done yet. "Could you just send me a sample copy of a contract to make sure I have everything I need." No, I can't do that. Our contracts are for the specific use of "licensed agents." You can contact a real estate agent, or an attorney, and they can write up an offer...but I'm pretty sure it isn't going to be for FREE.
We did have a short conversation about Title Companies and the role they play in transferring property, and that's pretty much where it ended.
I'm a capitalist by nature and absolutely fine with owners who want to try and sell their own properties. I know the success rate of that endeavor. I'm also a business owner who has taken the time to get a license, and acquire the knowledge, skills, and experience to help clients buy and sell real estate. I can put a value on that, and many people are willing to pay, and a few are not.
I also know the difference between being helpful and answering a few questions, and doing somebody else's job for them.
