Area Brief:

Chamberlain Arlington Heights is just off the bricks of Camp Bowie on the west side Fort Worth and is just minutes from downtown.   The convenient location also means Chamberlain Arlington Heights is close to dining, shopping, the Cultural District Museums, the University of North Texas Health Science Center, Texas Christian University (TCU), and major highways (I-30 and I-35).

As a buyer or seller in the Chamberlain Arlington Heights residential real estate market, it's important to be aware of current market conditions and recent trends in order to make the most informed decisions; most media reports focus on general/national market conditions and, therefore, will not provide the most accurate picture of the local Chamberlain Arlington Heights, Fort Worth, Texas real estate market.

Market Summary:

Homes sold = 13

There were 13 homes sold during the month of May (up from 10 in April 2010) and we're now on the annual and cyclical steady climb of home sales out of spring and into summer.  Now is usually one of the preferred times to buy, sell and to move as the kids are either getting ready to be out of or are already out of school.   

Pending sales = 7

There were also 7 pending sales at the time of this report which is a further indication of demand.  There were also 7 pending sales last month (April 2010).

Active listings = 60

There were 60 homes for sale (active listings) on the market at the time of this report - the same as last month.  This means that we now have about 4.6 months of inventory in supply (60 actives divided by 13 solds).  In other words, at the current sales rate, all the homes listed would be sold in less than 5 months.  This is down from the 6 month's inventory of last month.  Real estate professionals generally consider 6 months supply of homes to indicate that there is equal pressure from both supply (sellers) and demand (buyers) that neither seller or buyer has the upper hand in negotiations.  So, we've now moved into the typical seller's market that is the summer!  So, what are you waiting for?  Pick up the phone and call me!  ;-)
