I also believe that you only have one chance to make a first impression.  So when it comes to putting your house up for sale make sure your pictures are worth a thousand good words! A picture in real estate may even be worth thousands of dollars!

This brings me to one of the first tips I give my buyers, "Never rule in a house because it has good pictures and never rule out a house because it has bad ones." Some agents take really great photos and trick people into thinking the house looks great. And some agents couldn't take a good picture of the White House.

Many times when I need a good laugh I go to the store and go to the card section and spend some time there laughing at some of them. Then other times I just go to my local MLS and look at some of the photos there!  I am appalled that people actually put some of those pictures in there! I would love to show you a few but I'd probably get in some trouble!

The National Association of Realtors conducted a survey and reported that more than 80% of home buyers searched online for their home and almost 25% of those people actually purchased the home they first viewed online!  So here are a few good tips to help make your house look great for pictures and showings...

  • Clear kitchen and bathroom counters of excess "stuff."
  • Take off items on the refrigerator such as magnets photos and calendars.
  • Put garbage cans out of sight, not in the front of the house.
  • Keep hoses reeled up.
  • Keep kids bikes, toys, skateboards, etc. out of the walkways and driveway.
  • Maintain the yard, keep the grass green, the flowers colored and the weeds away.
  • Keep swimming pools blue.
  • Make your beds.
  • Keep laundry rooms clear of clothing and junk.
  • Put excess furniture and belongings items in storage.
  • Touch up paint or clean carpets if necessary.

The more pictures that your agent can take of your home the better chance you have at making that great first impression.  People want to see the living room, the kitchen, the bathrooms, the bedrooms, the backyard and yes, even the garage! More is better when it comes to pictures.

Ask your agent to see the photos before they go live online. If they aren't taking photos of your property don't hire them!  If your house just has too much "stuff" get rid of it and have your agent come back to get some more shots of the house.  You can even hire a professional photographer.  I sometimes refer a local photographer to agents in my office that don't have a good camera or don't have the "eye" for photography.  Hire a great photographer like Taberah Spiers Photography.

I have my sellers approve all the pics.  Can you believe just yesterday, in the middle of July, I pulled up a listing with SNOW in the pics?  Add 'pictures should be seasonally adjusted' to the list!

The pictures are very important.  If 90% of buyers begin their search on the internet ... you need to have a good agent who takes good pictures.  Otherwise, buyers might not even look at your home.

Very nice post. When I saw on your list one thing that was missing I found my opportunity but Carla nailed it. Toilet Seat.
This year our board, and a surrounding board, has instituted the ability for more than 10 pictures, which was the norm. Now we are allowed 30. But, the problem I see is that we have blank rooms, bathrooms that shouldn't be pictured, a view at 30 degrees, 60 degrees, 90 degrees etc...We have to have good pics or reduce what we have. Take QUALITY.

Debbie - could not agree more! The very 1st thing I do on a listing appointment is show the sellers how great professional photos make a home look. I bring copies from my photographer and copies of photos I have taken. It's totally worth the 200$ for the professional

Great tips, Debbie. Good photos (and lots of them) give your listing a better chance of getting viewed. I learned this from my buyers. When I set up my buyers' automated searches, they consistently add the homes with lots of good photos to their "Favorites" list. Homes with just one photo... they're much more likely to discard. And the homes with no photos? They wonder "What's wrong it?" and trash it immediately.

It is interesting how things show up more in photos.  Often, the people are so used to the way things look, they don't see it anymore, but they will in a picture.  Maybe if the Realtor shows them the pictures before they post them, it will help illustrate the point and make the owners more willing to make some changes.

Debbie -- excellent tips for sellers here.  Many agents don't have the skill or experience to take good quality shots, so referral to a professional photographer is recommended when needed.  Many agents I know include professional photography in their services to sellers.  Good photos are really important to help attract buyers who see the home online.

True indeed.  I've found that buyers do choose which homes they want to see by looking at the photos first.  Sellers who either have no photo, or just one photo could be missing out.  Of course, there are times when you have to improvise.  I have a listing now that is tenant occupied and does not show well.  Luckily, they are moving out in less than two weeks and I can go in and STAGE!!! Then I'll have some great interior photos!
