AR Brain Trust Needed - mobile home financing

I am trying to be proactive.  While I am hoping and praying for a cash buyer, I know that this might not be the case.

I have a mobile home (with wheels - hitch is off) listed for $45,000 with a lot lease of $400/month.  It is a very small home park (4-6 homes).  

I need to be able to direct buyers to lenders or other financing alternatives (property is located in PA).  I've depleted my normal channels. 

Another agent suggested half heartedly a credit card.   My initial reaction was that this would be ouch on the % (she said there were some low ones out there) and second would be who would process such (I'm not doing it on my paypal!).   The seller doesn't have an CC account.  

Any direction before I just start doing a blind search would be greatly appreciated.  

My new business partner is supposed to be getting two more trailer listings....  fun.  They are roofs over one head!
