From the mouths of my Woodstock, GA neighbors...

Let me set the stage (no pun intended!) real quick:

  • It's a hot and sunny late Sunday afternoon at our subdivision's pool.
  • There are about 5 adults and close to 12, or so, children varying in age from 3-15 in the pool.
  • It's noisy; there's a lot of splashing, jumping, screaming and yelling.
  • I'm there with my daughter, watching her swim as I sit under the market umbrella thumbling through a magazine.

I know a few of my neighbors here but since our subdivision in Woodstock has over 200 families, it's difficult to know everyone.  This particular day, I didn't know any of the other parents or children that were there.  Neither did my daughter, which is really unusual because she keeps tabs on everyone.

Two of the other mom's began chatting while wading in the pool directly in front of me.  I'm not an eavesdropper but they made it very easy to overhear their conversation.  Their 'blah blah blah' became suddenly audible...I'll admit, I tuned in when I overheard them talking about wallpaper!  Let's call that a 'stager's instinct'!

The one mom, I'll call 'Jenny' went on and on how long it's taken to remove ALL of the wallpaper since they've moved in.  She moaned and complained how ugly it was and that it went all the way up the two story family room, etc.

Here's the kicker, ladies and gentlemen:  Jenny later went on to say that if she had known how long and how much money it was going to take to remove it, she would have looked into purchasing another home!

The other lady, I'll call her 'Mary', totally agreed as she went on and on about her home.  She said they are still painting because the previous owner had every room painted crazy, bright colors!  Mary continued with how it has been such a drag because nothing they own looks good with the existing paint and it's taking so long to get it all done to the way they would like it.

If I really had nerve I should have politely excused myself to make an introduction about what I do and tried to sell some staging and re-design services.  I didn't.  It did cross my mind, though.  I wasn't dressed for business, clad in my terry shorts and tank top, sunglasses and baseball hat...that's my story and I'm sticking to it!  LOL  I know, worst case scenario, I would have met two more of my neighbors.

But, I did bask in glory of knowing, thanks to the proof from their mouths, that what I do DOES make a difference therefore it IS worth spending a few bucks to stage before selling.  Thank you, my Towne Lake neighbors!  Next time I tour a home for a consultation I'm not going to feel bad about suggesting the removal of wall paper or repainting that bright red wall!

Hi Marci!  Oh, I'm sure you would have!  My bet is mostly everyone else would have too!  LOL  Ah, one of these days I'll break out this shell!  Actually, my goal is to get the address listing of everyone in the neighborhood and send out cards.  We'll see how that works out.

Thanks for your comment!

Abby - You should have said something!  I've seen your work first-hand and you would have done an excellent job.  Next time you're at the pool, you'll have to "break out of that shell" and introduce yourself.  That or wear a name-tag (lol).

Hi Abby -- I absolutly loved the way you told the story; told the thoughts and emotion.  I know just how you were thinking though -- our neighborhood pool in Peachtree City host 435 homes!  I was home owner Association President for 3 years and everyone knows me (if I say my name) -- so often I don't.

Great, great post!

Ok I'll play devil's advocate:  But these ladies actually BOUGHT the ugly houses right?  So that means  there are some people out there who can see past that - they must have been 2 of the 10,000 who cant.  Their sellers were lucky!

Hey Kathy, Yeh, Yeh, Yeh...I know.  Hmm, a name tag, perhaps a "Hello, my name is..." would work!  LOL

Hey Karen D, Oh, thank you so much!  That's so nice of you to say!  Bet you try to keep a low profile then.  I actually just went to our HOA office to get the biz cards of those in the office and I am putting together a package to introduce myself to them.  We'll see what happens locally.

Hey Karen R, You know, I had the same thoughts!  I am willing to bet that they didn't get that good of deal on them, either, because the properties in this sub are all listing in and around the same price ranges if they don't have any upgraded features.  Yep, those sellers did get lucky indeed!  Ah, but if everyone was like them there wouldn't be any need for us stagers.

Great story! It just goes to show that a little more effort from sellers can go a long way. As of approaching people, I personally am not into hard sell. If I were one of the ladies, I would've appreciated it that you left us along and allow me and my girlfriend just chatting. I personally have not had someone just came up to me and handed me a card while I was picking out linens, frankly, I would've felt invaded. But that could be the San Francisco bay area thing ;) We are not as friendly as rest of the country!

Hey Cindy:  Your thoughts were my thoughts.  I am NYC city girl and people there just don't do that.  It's some unwritten rule that you just don't talk to strangers...as a matter of fact, you don't even LOOK at people you don't know!  Eye contact is a NO-NO.  LOL  There's a joke relating to why there are so many advertisements on the subways and buses...so you can look at them and avoid eye contact!  It works, too!  People down here are fairly friendly though...even most of the transplants.  Everyone's waving and smiling, even if they don't know you.  That's taken some getting used to!

I was recently approached by someone claiming to be a professional organizer as she was spewing her words of advice as to how I should correctly pack my car...I had a TON of stuff, including 2 trees and my two kids.  I was hot and frustrated, but knew it would fit and got really cranky because this random woman was trying to tell me what to do!  I didn't want to spew back at her that I was a stager and that I can fit 10lbs in a 5 lb bag...so, I just smiled and said thank you and turned back to what I was doing.

Thanks for your comments!
