Today, the featured BEST OF tract is located in Valencia, and named Stratford Collection.
The Stratford Collection, is a luxury townhome community situated within the Summit community in Valencia. These aren't the newest townhomes...but trust me, they are some of the nicest, and most expensive, however its a great time to buy one, because prices have pulled back from their high that they reached in 2005 and 2006.
Within the community of Stratford Collection in Valencia, one can find a variety of sized floor plans in this gated community. One can choose from a 2 bedroom with sq ft ranging from 1581 sq ft to 2118 sq ft, and 3 bedrooms that range from 1850 sq ft up to 2036 sq ft.
A lot of these units are unique tri level townhomes, where you enter the 2nd floor, and go up or down from there, with a master bedroom downstairs that opens to a fabulousloy large backyard with incredible views, as almost all of the units have! Also, some of the townhomes actually have 3 car garages, and are situated on very private driveways, similar to that of a normal house - but for much less, especially for a 91355 zip code!
This community has several association pool and spa areas, in addition, the Stratford Collection is surrounded by an incredible network of paseos that are similar to walking through a California Redwood nature trail - its beautiful!
Pricing at Valencia's Stratford Collection currently ranges from the mid $500's to the upper $500's. This is a great value, as much of the pricing prior to 2007 was in the mid and upper $600k range. This will ALWAYS be Valencia's premier townhome community, so I believe its a great investment to own one of these, as there will never again be another community built like it, or situated is as good of a location with the nature like setting, and amazing Valencia views out most of the home's windows.
