Thanks for the mention Lucky!  I actually switch it up on the open houses.  For over a year I didn't do any open houses as I was just too busy.  Now with April 30th having come and gone and the tax credit is over, things have slowed just a little bit where I have time to find more buyers through holding an open house.  I have never found a buyer for the house I am holding open but have always been able to find buyers for other houses.  I am now back to doing two hour opens from 1-3pm on Sat and Sun.  The one for this Saturday may get cancelled because I have a full price offer I get to write up on it Wednesday at 4pm.  However, I may just go ahead and hold the open house just to get more buyers and just let them know this one is under contract.  Just like my SOLD signs say "SOLD....But I've Got More!!!!!!!!!!"  Who knows, I may go back to 10 minute opens at some point.  They were a nice novelty because they were different but after a while the novelty wore off and so I just stopped doing them altogether when things got so busy.
