Where Does Your Search End?

Most every time we work with a buyer it involves searching for the right parcel that "fits" our client. In days past we looked like hero's as the general public could not access our MLS listings. Now days things are a little different, most buyers have already looked at your MLS before even calling so you have to be ready to step up your search game to stay successful. Most agents have got in the habit of just searching their MLS so when the client says "seen that" it discourages them. When I search it starts with local boards but then I continue to check smaller firms that are not members, Craig's list and even local papers. I search expired listings as well as withdrawn and when I say I have searched it means no rock unturned. I have encountered all too often is the scenario where the search stops at that agents office listings which used to work but today's buyer knows what is out there and is more often than not angry when their listings are limited to one office. Bottom line...your search should end when the right "fit" is found. With today's inventories being at all time highs, someone will find your buyers the right parcel. Will it be you that found it? Absolutely.  Even with the MLS, we still see more than the consumer can see on their public sites.

Shucks.  When I take on a new buyer, I drive the streets and roads in the area of interest looking for FSBOs that might be perfect. 

Leave no stone unturned to find the best property.

Good points - Another interesting piece of truth - Very often, a "dark horse" - one that didnt exactly meet the original criteria but was found by understanding the customer and the inventory - will actually win the day.

Randy, even the most avid internet searching buyers do not come up with all the listings that are out there once you get into the real hunt for a home. They may be ahead on day one or two, but by day three or four, I am showing them homes that they haven't seen before. This is for relocating buyers, of course. Buyers in town have a different pace but same thing.

I have some buyers under contract right now with a home that does not show up in the MLS under its search area. I found it looking for a street name. It's a beautiful home at a great price and would have sold were it not for the quirk.

Our search ends when they have fallen in love with their new home!

It's things like expireds and withdrawns that buyers don't have access to that really makes a difference.  That's why it's important to have an agent such as yourself searching for property in your area.

Thank you for bringing this all to light. Very good points! Many times I have sold someone elses expired or withdrawn listing simply by calling the owner who is no longer under a listing contract and asking for a 1 day or 1 client listing, etc.

Good article. I agree with Williams point about finding a dark horse. Sometimes a buyer will tell us they only want a 2 story home, but as time goes on we may notice that what is really most important to them is a certain neighborhood and they may in fact consider a ranch.

Great points!  Now more than ever, we need to provide value to our buyers.  The MLS and Realtor.com have given them only part of the formula.  We need to embrace what they already know, but also be able to provide the things that they don't!  Finding FSBOs, expireds, or cancelled listings is the rest of the inventory that most agents won't take the time to search out.

When a buyer comes in my office with a hundred MLS numbers, I work those 100 down to maybe 7, then within 7 houses I can tell what they want, then sell them a house, I do not unlock 100 doors, waiting for them to tell me ( WE want this one). we are sales people, so go sell,
