Most every time we work with a buyer it involves searching for the right parcel that "fits" our client. In days past we looked like hero's as the general public could not access our MLS listings. Now days things are a little different, most buyers have already looked at your MLS before even calling so you have to be ready to step up your search game to stay successful. Most agents have got in the habit of just searching their MLS so when the client says "seen that" it discourages them. When I search it starts with local boards but then I continue to check smaller firms that are not members, Craig's list and even local papers. I search expired listings as well as withdrawn and when I say I have searched it means no rock unturned. I have encountered all too often is the scenario where the search stops at that agents office listings which used to work but today's buyer knows what is out there and is more often than not angry when their listings are limited to one office. Bottom line...your search should end when the right "fit" is found. With today's inventories being at all time highs, someone will find your buyers the right parcel. Will it be you that found it?
