New Hampshire Home Sales Increase 10% in June 2010

New Hampshire Real Estate Market        According to data released by the New Hampshire Association of REALTORS® (NHAR), New Hampshire home sales and prices continued to increase in June, compared to June 2009,

        The 1,289 statewide residential home sales in June 2010 marked a 10 percent increase over the 1,171 sold in June 2009.

        The 5,284 homes sold over the first six months of this year represented an 18 percent increase over the same period in 2009.

         The residential median price was $229,000 in June of this year.  This is a 2 percent increase from June 2009. 

The median price of residential sales January-June 2010 was $216,000, 4 percent higher than the first six months of 2009.

               Seven of the 10 New Hampshire counties saw an increase in unit sales in June. Seven out of 10 saw in increase in median price, including a 3.5 percent price improvement in Hillsborough County which is the largest county in New Hampshire.

               Condominiums sales, also showed statewide improvement on both the sales and price side.  The  June unit sales were ahead of June 2009 by 14 percent, and median price was up by 6 percent during the same period.  Year to date (January-June), condominium unit sales have increased 28 percent statewide, while median price is up 3 percent. 

               It is too early to predict the future of the New Hampshire real estate market because the impact of the tax credit is not yet known.  Many of the sales which closed in June involved buyers who signed a contract prior to the April 30 tax credit deadline.

William -- It will be interesting to see how things go the next few weeks and months.  As you pointed out in your recent post, things have slowed down considerable.  Lenders are telling me new applications are way down.. some think this is due to the summer vacations.. others think it is a combination of things.. We will just have to keep our fingers crossed and see who is correct.

Jane ~  It is good news for sellers and for buyers.  Even though home prices are up a little bit, the interest rates are the lowest in over 40 years.  It may be a very good time for buyer to purchase a home if their job outlook is stable.

Hi Margaret ~  We are all waiting and watching to see how the market will respond.  I think it is good that NH has one of the lowest unemployment rates in the US.  People can feel pretty secure in the jobs and this should make a difference.  With interest rates being historically low, it may lead to a sustained recovery.
