Why haven't you sold my home yet?  We are so disappointed it has not sold.

These are some of the calls I received last week.

  I thought you were agressive?  You need to get hungry and try to sell it.  Try something different, something has to change.  We really are not happy with the amount of showings. 

Change the pictures  Old home and some of the verbiage while your at it.  How about a Open House right away.  If I drop the price a little will it sell?  Can you take it off the market and make it look like a new listing so the amount of days on the market will not show the days?    You need to bring buyers here even though they didn't ask to see this home but may fall in love with it.  This is costing me money!

                     Frustrated

Dear Mr. & Mrs. Seller,  I am disappoint the 4 feet tall weeds are growing around your property, dead grass all over the drive way and dead plants from lack of water at the entry.  My sign and flyerbox laying on the ground with grass all over it from your yard man that was there last. Your pump in the front pond has not been working for months, the water is green & attracting mosquito's.  

 Dear Mr. & Mrs. Seller,  I am sorry your not happy with showings but your home is being shown more than most yet you wouldn't drop the price after they quit coming and your effort to keep the home up has gone out the door with the buyers.

Dear Mr. & Mrs. Seller,  For over a year you would not let me put a sign & a flyer box in the yard. I could not show your home while you were in California looking for your new home because your 28 year old son might have the home in disaray. Then of course it is show by appointment only and NO lockbox. 

Dear Mr. & Mrs. Seller,  You took all spring and part of summer to finally clean your gutters that trees were growing in.  Now that you have pressure washed your deck the paint came off and its showing signs of rot.

Dear Mr. & Mrs. Seller,  I told you first impressions are everything but yet you have not taken care of the burnt boards on your deck from the renters, the range hood that is missing in the kitchen and the basement bathroom ceiling that needs replacing.

NOW your screaming sell my home? Do you really want to sell your home?  I NEED YOUR HELP TO DO IT!

I was so frustrated last week with SOME sellers calling me and about begging me to sell their property.  I am the type of person who is so rigorously honest and have to watch myself, say what I mean but not say it mean.  All my marketing in the world would not sell the homes.  Part is the price range that is not selling in this area and part is lack of effort on them.  I have done my part and now they want to blame me?  It is costing me money time, and reputation.  Why am I holding on to these listings?  I really do want to help but I need cooperation.

Of course, its your fault as the listing agent that the home hasn't sold.  You didn't correctly use your superpowers to coerce random agents to bring their buyers in and then get them to all overlook all of the problems with the property.  A home now selling is always someone else's fault.  An unhappy seller will always find a place to put the blame.

With too many it is always the listing agents fault, and perhaps, if we let them continue to get away with being overpriced or bad condition, some of it is our fault.

It all comes down to price.  Adjust the price to compensate for the condition, and it will sell.  If sellers want top dollar, their home has to show like top dollar.

I actually had a refreshing experience where I told a seller that his home needed several repairs, and he was happy to do them without question.  Wish I had 10 like him!

People will always deflect blame when given the opportunity to do so. Hopefully they'll heed your advice and their blame game will be over and the house will sell.

June.....I'm sure most of us have heard some variation of your story.  It is very important that sellers realize from the very beginning that selling their home is a team effort - we have an important part to play and they have an equally important part to play.  If we both don't do our part, neither of us will like the results!
