Your list makes sense. As an inspector, I would add another: Make sure that the substructure area is okay before spending a lot of money. It is sad to see people spend a ton on a house and then, at the inspection, it ends up that the whole crawl space has been eaten by insects or rot is widespread.

Yes another great idea from our local home inspector. He will do a pre-listing inspection. He does his inspection and tells you everything that needs to be fixed. Therefore, you can make the repairs your capable of and hire a contractor for the others. Helps to avoid those home inspection deal killers.
