You may already know of the various Georgia Down Payment Assistance Programs that are available throughout the State of Georgia. Are you under the false impression that these programs are only available to the GA First Time Home Buyer (those who have not owned a home over the past three years), for special groups or for people who don't really need to buy because they can't afford to at this time? It is my pleasure to advise that none of these are true. Let's tackle these falsehoods one at a time, shall we?
Georgia Down Payment Assistance - No GA First Time Home Buyer Requirement!
So you have owned a home over the past three years and would like to use Georgia Down Payment Assistance to buy again in most any county in Metropolitan Atlanta. Give some thought to the Georgia Dream Rewards Program (up to $7,500) or the Georgia Dream Disaster Program (up to $7,500). Borrowers with credit scores of at least 660 may be able to purchase homes priced up to $300K using either of these programs. Please call for more details.
Georgia Down Payment Assistance for those who Currently Own a Home?
You bet! The various Metropolitan Atlanta Neighborhood Stabilization Programs (State of Georgia NSP - $14,000, Gwinnett NSP - $22,500, Rockdale County NSP, Clayton NSP, Dekalb NSP and Cobb NSP) all allow borrowers to own an existing home while using these Georgia Down Payment Assistance Programs provided the borrower uses the home being purchased as their primary residence. The state program is back for a VERY limited time and allows the borrower to purchase about any lender-owned foreclosure that is currently on the market while the county programs may be used only for the purchase of county-owned and restored properties. The income limits are higher than the standard Georgia Down Payment Assistance Programs too.
These programs and others are available and open to ANY borrower who meets the lender's credit approval standards and income limits for their household size.
Finally, please don't be discouraged by those who suggest that borrowers really can't afford to buy if they need or just prefer to use one of these programs. Extra effort is required of both the agent and the lender (who also typically earns less on these transactions), so please consider the source.
