Yeah I am doing an open house today (Saturday) due to a commitment for a listing I have that is going to auction. I have not had anyone view the home yet however I have only been here for an hour. I did bring my netbook computer with built in wireless card so I could get a lot done today.
My first observation for this open house was to take pictures of the home and area with my new EVO HCT phone and post them to many sites. I love the technology and have learned enough to use it for all aspects of my real estate business and for life in general.
Second, because of the commitment to do an open house I am doing it and it has been awhile since I have done one. I know there are schools of thought about if they are effective or not. I know that I have sold many homes from holding a home open before. The home I am in is a lender owned property going to auction on August 8. It is in good shape and since we have electric and water on I am quite comfortable even with 100+ temps slated for today. To cut to the chase on this second point, holding an open house is good to do every now and then.
Third, there are not many distractions when you are confined to a open house that is vacant. I have my internet access to check other listings for prospective buyers, and reply to any requests I have in email, texts, etc.... I did not bring a book since I have the netbook.
Open houses can be like anything else in real estate. It is your attitude that will determine your outcome more than anything.
