I decided in the middle of this week that I was going to give Zillow a try. Looking for ways to generate leads so I took a poll and a lot of people that I came in contact recommended Zillow. I think another reason that made me lean toward Zillow was that they have a pretty reasonable buy out clause:  If you don't stay the course of the full year than you would have to pay back the difference between the discount giving and the regular price which was about 15%.

Within days I had a few inquiries and some spam, but I want to see what it could do for me over the course of a couple months! If I like it, Zillow you have a new satisfied customer!

Thanks for giving us a try.  I know the Premier Advertiser program will work great for you. 

One of the things that is unique to the Zillow program is that you'll not only receive leads from your own listings, but your information is also surfaced on properties that aren't currently on the market, on zip code specific search results, and on listings on agents who aren't active on Zillow.  So it is important to know this, when figuring out how to respond to the various types of inquires.  But know that whenever you get a lead, it is because the person sent it directly to you, it is not a generic request that just sold to an agent. 

Also, the zip code Showcase Ad is part of the package, and I encourage you to keep that current.  Some agents like to put their personal info there, which helps with branding.  But if you are looking for contacts, then properties tend to work better in that space.  You can change them out whenever you like, so be sure to update for property events like open houses, price reduction or just listed.

 Matthew and Sara, great information. I have been on Zillow for about a year putting about 2 listings there but didn't really advertise it much on it. After that I have been asleep on Zillow for a few months. Now it made me curious to look into it more. Thanks.

I would also love to know if this works. There are so many ads that do not bring in business it is important to really track where your marketing money goes.

Some suggestions... You should spruce up your profile page on Zillow. Add some more info about yourself -- it's your online resume. Also, participate in Zillow Advice to get some "contributions" which will increase the chances that clients contact you. Learn more at www.zillowvideos.com
