Kathleen, What a fun time you've had putting this post together. It is nice to get to the end of a good mystery and find how simple the solution really was. In this case the simple thing is to contact a home stager!

Kathleen - I love your story!  When I write mine I'm going to cast the stager as the heroine though.  ;)

- I might be wearing a white flowing dress and ride in on horseback holding a paint fandex and a level.  

(actually I don't think my story is going to be a mystery - it'll probably end up being a comedy)  

I'll be the comedic heroine.

Rondel... thanks for the encouragement...  you should hire a stager to consult on your very next listing. then you can see what a difference a day can really make... Stagers refine the Diamond in every home!!!

Karen... the mystery is why more people/agents don't use agents as a fool proof way to market and sell their listings...Silly them... they don't know the secret yet!!!
