CLIENTS WITH RURAL DEVELOPMENT LOAN APPROVAL - CAN'T FIND A HOME, YOU CAN BUILD

I've been trying to FIND A HOME for a client who has been approved for a RURAL DEVLOPMENT LOAN.  I have shown my client at least a dozen homes and we've spent time searching the internet also, looking for their  DREAM HOME.   My client could not find a home they liked.  The homes were either, too old or did not have the main features she wanted, a second bathroom with at least a shower in it and a updated kitchen.

So, my client started thinking about building a  NEW HOME, in a NATCHITOCHES community.  These are some things you need to do, if you are approved through Rural Development (RD) and you can't find a home to buy and want to build. 

 Get in touch with your RURAL DEVELOPMENT (RD)  contact and let them know that you intend to build.

  • Rural Development will give you a list a Building Contractors who are approved through them
  • Select your contractor
  • Find a lot to build your house on and make sure to get your choice approved by your contractor
  • Select a house plan and discuss square footage and other details with your contractor
  • Sit back and relax, you will be in your new home soon.  Usually, once they actually start building, on average it takes from 2 -4 months, more or less.

who buys the lot, the builder or the buyer?  so, if it's the buyer, the builder and buyer decide on a plan and the builder figures a price for the contruction with his profit included....then they build???

Yes, the lot is included in the price to build, in addition to the plans and the builders cost per square feet.  The contractor also has to be approved by RD.  The cost to build is probably a little cheaper than contractors building for clients with conventional loans.
