SUPRA, lockbox, accompany - how do you decide?  Most of the time I choose to accompany...no matter what the situation.  Then again, I don't have many listings under $300K where the current owners still don't occupy the residence.

Does it help sell a property if you, as the listing agent that knows everthing about the property to accompany...I say, "Yes".  Do the customers trust me, yes, by that I mean, do they know that I will make sure all the doors are locked, the A/C is set where they want it (if they are out of town), do I know what has been updated? Yes.

If the property is empty that is a different story. How do you home owners feel about this? 

How many times do you just hook up a SUPRA or hang a lock box somewhere outside and hope the other agent returns the keys?

How do you feel about lockboxes, SUPRA KEYS, and accompanying the buyers agent when you have the listing?

At what price range do you choose to accompany?  Or is this even an issue?

Would you put a SUPRA on a $500,000.00 property? I wouldn't...but if you would...tell me why.

Lock boxes and accompanying the co-broker are a personal choices of the customer and the Realtor there is no clear cut answer.

Hi Karen ~ Acccompanied showings are common in my market but I'm a huge fan of lockbox showings as a seller's or buyer's agent. My buyers prefer it and I think it's better for sellers since even with multi-agent teams it is not possible for a listing agent to accomodate every request (there are bunches of other reasons but ease of access is number one).

In my market $500K buys a lot less than it does in other parts of the county so that's definitely not a factor. I know in the 'burbs, where lockboxes are much more common, houses that list for much more than this still have lockboxes.

Down here in SE Florida, If they are still living in the home or condo, they want you there, it sort of makes you feel good b/c they trust you with their home. Some of the new agents do not have enough respect or experience to turn the A/C down, turn off the lights and lock all the doors...that's here, maybe not where you live.  I value the trust that my customers afford me, so if they request, I'm there for them.

With the issues suurounding weather right now, I suspect that accompany makes the most sense.  Even if the property is occupied, an AC that gets cranked up is going to cause a big bill - one which the seller is going to ask you about!  Sp even if buyers are using agents and lockboxes, we need to check the properties frequently.  The other advantage of accompany - you can help the potenital buyer imagine themselves in the home!

Got your back...LOL... I totally agree with you.  You are the seller's agent and they rely on you to make sure their requests are taken care of...if no one is there, why turn down the A/C to a showing level...I guess that is the difference between a great agent and a good agent...we're great!!!!

Karen you are a great agent.  Yes, I agree when possible be there.  Many agents have no clue about the property, the amentities, parking issues, rules and regulations of the community and courtesy in general. 

When it is not possible to accompany, I would suggest setting hours of access since fellow professionals tend to disregard this aspect as well.  Not sure how a buyer can make a decision in the dark but some agents in our area manage to preview at night!

Also, when you are not present and the other agent has the buyers and their experts previewing, you can't be following everyone at once and sometimes do not even know anything has been adjusted at all.

Seller in residence need a comfort level that each opportunity to market to a prospect is optimized to its fullest.
