Got My Buyer into Escrow on a Condo For Sale in Tarzana, Ca
My buyers found me on the internet (it was not through Activerain). They contacted me and told me they were here from another country looking for a little condo and wanted to pay cash since they did not have credit here in the United States. Sometimes buyers say they will pay cash and turn out to be investors that want a "deal".
The buyers said they were looking for a 1 bedroom condo for sale in the San Fernando Valley: Canoga Park, Encino, Lake Balboa, Northridge, Reseda, Tarzana, Winnetka, Woodland Hills, or West Hills. They could only go up to $140,000 which would not be a high priced sale but I decided to help.
There weren't too many available condos for sale that would fit their criteria. I was able to find one that was a bank foreclosure listed at $130,000 in Lake Balboa. It was listed by one of the "big" REO agents so I emailed the contact (an assistant) and they informed me that there weren't any offers submitted on the unit yet and that I should submit. My buyers did not have too much time left before they were scheduled to go back to their country. They would eventually be moving here to the United States.
I emailed the buyer's offer to the REO agent and did not get a confirmation that they received the offer until after emailing and asking for confirmation about 3 times. After some more emails, I was finally told that the seller accepted another offer. The last time I checked there weren't any offers. The buyers soon had their flight back to their country.
A few months went by. We kept in touch through emails until one day the buyer calls me and says they will be back in town and looking again. I offered to find them a place to stay. Last time they were here they booked a hotel in Downtown Los Angeles which is not very close to the San Fernando Valley and an expensive hotel too. I thought they would do well in a temporary place like Oakwood Apartments. The apartment was reserved. The clients were very pleased with the place--it was more comfortable than a hotel.
We got beat by another buyer on a condo for sale in Tarzana. Last week, I took them back to see a condo that I had showed them once before. It is a 1 bedroom condo located inside Villa Lorena in Tarzana, California. The balcony overlooks the pool and it's a nice view. The community grounds are well-kept. Their offer was accepted. Overall, I think my clients will be happy there. I'm glad that they contacted me to help them.
