Red Rock Country Club, a beautiful guard gated community wonderfully situated around two Arnold Palmer golf courses in Summerlin is certainly showing some signs of stability compared to a Red Rock Country Club sales report performed in April of 2008 that had the following results:
- 123 Red Rock Country Club Homes were Available for Sale in April of 2008
- Only 5 Red Rock Country Club Homes sold in March of 2008
Note that my use of Stability is different then recovering from past values. My reference to stability pertains to the ability to see some sort of direction for future Red Rock Country Club home values so buyers can buy with confidence... and current Red Rock Country Club homeowners can have some sort of reassurance that values are not going to dramatically fall any further. It's been my opinion for well over six months the worst of declining values in Red Rock Country Club are over... even with the threat of a double dip recession / falling housing values facing the United States since Values for Red Rock Country Club Homes already took a significant hit before taxpayer subsidies were put into play.... and recently ended.
For some reason... a recent inquiry from a potential buyer interested in Red Rock Country Club Real Estate that wanted to put in offers on Red Rock Country Club Homes for HALF of what they were listed for just could not seem to grasp the concept that Red Rock Country Club home sales prices have been fairly in line with list prices when the list price reflects today's values. Pay Attention to those Sales Prices in Comparison to the List Prices. Not one of the sales prices for these Red Rock Country Club Homes is 10% lower then the list price. Also of considerable note is the days on market. With the exception of 2735 Grassy Spring Place (originally listed for $1,425,000 and not reduced for quite some time) the days on market is pretty impressive.
