Frustration Growing with Short Sale-Certified Agents

It's only been a matter of time before it would catch up. The pizzazz, glamour, and perceived "hype" of certain industry Short Sale designations are finally catching the awareness of leadership and real estate agents across the nation. If you've received a Short Sale designation recently, you'll want to read this. After an exhaustive effort in attempting to get Short Sales closed, Agents are finally beginning to realize what they really don't know when it comes to the topic of Short Sales. Given how much Short Sales have become one of the hottest topics of the decade, it seems that the "prestige" of having certain letters behind your name has become the primary focus of many organizations and hundreds of thousands of dollars have been spent only leaving Agents after several months wondering where their money went. Unlike many real estate niches and disciplines, for Short Sale education to be 100% effective, it is vital to an Agent's future success that the instructor they're learning from has many years of personal experience in working Short Sales.

Having been in the Short Sale training environment for over 4 years now, you'll find the following story very interesting and quite astounding. In the Fall of 2007, I received a phone call from a person of significance in the real estate industry asking about our Short Sale training program and whether or not he could market our product as part of his national coaching program, as well as teach our material. I asked him "How much experience do you have in working Short Sales?" and he said none, but he said not to worry about his lack of experience, because he was a good speaker and commanded a great presence. It didn't matter to him at all that he didn't have the practical experience that was necessary to assist the hundreds of thousands of Agents who were struggling with their own Short Sales across America. Instead, he said Short Sales were going to be the "Hot Topic" for the next few years and that he wanted to make sure he was prepared to take full advantage of it. "Full advantage" without experience? Hmmm, I smell an opportunist who is about to take hundreds of thousands of dollars from Agents making them believe they have something more than they really do because of his popularity and notoriety. Given the complexity of this topic, I told him that we would need to think about his offer and consider how we would do this considering his lack of experience. Again, he reassured me that experience didn't matter. After serious consideration, we decided to pass on his offer. Exactly two months later, he announced on his website that he was an "expert" in Short Sales and that he had a full-blown Short Sale training program.

While many states have already passed legislation, more state government officials are calling for new rules and regulations to increase consumer protection and to better educate homeowners who may be facing the devastation of foreclosure. In the end, if the consumer is warned about certain designation-descriptive words, then it only makes sense that real estate professionals will return to needing experience-based training, as they did just 3 years ago before America found itself in a housing crisis.

Everyone started somewhere. A few years ago only a handfull of agents were doing short sales. At least today the agents have a lot of training available to them

Michael & Stacy , I agree with you 100%, I recently took over a short sales after it failed with an agent with my own designation!(not CDRS)

She called me because she was aware of my involvement in short sales in my area via my blog

You can buy yourself any designation and be opportunistic but in reality. . results count and they don't lie.

A designation is just that. . .what you do with it is the difference.

We changed the way we do our short sales. . we care for the client and focus on their future well being. . .apparently that is working for me.

Short sales are a constant learning experience, all banks are a little different and the guide lines they use often change.  It is so important to continue networking and constantly be learning from other professionals who are taking the time to truly understand the short sale market.

Thanks for the response, Kira.  I agree with you that the lenders are constantly trying to figure things out and learn how to apply new rules and guidelines.  Our goal is to help Agents shift the majority control of the transaction back to the Agent and not the lender.  Even though the lenders are trying to figure out their mess, the Agents must do what they can to only get the lender involved when they're supposed to be involved.  Too many Agents leave majority control in the hands of the lender.  In many cases, you have a "blind man" leading a "blind dog". :-)  Thanks so much for your feedback!

Synergy is rarely counter-productive. I think you had a great opportunity to train and educate someone who obviously had the foresight and ability to educate others to help more people...but missed it. We all have room to grow, whether we take the opportunity individually or not is the question. No one has the magic bullet, there are too many variables in short sales, but we can certainly learn to be the best shot!

Don't you have a short sale certification?  Not that anuyone would know.  Isn't this really an article about your frustration with not being able to sell your $5000+ designation?

I totally agree with the Spickes'.  I've only been in the business since 2005, but my first two listings were short sales.  I had never even heard of a short sale, but I took the listings.  One was a friend who knew I was a brand new agent, and STILL trusted me to handle it.  The other was a floor duty call that I hit it off with and later became very close friends with.  There is no teacher like experience.  I've taken 3 different certification classes and I feel they are all the biggest get-overs!  I didn't learn anything I hadn't already experienced through listings I'd taken.  Not one of my clients cared about my designations.  They wanted to know what I had actually done or at least smart if I was enough to ask for help when I knew I was in over my head.  I've also learned what a bunch of sheep real estate agents really are.  Even though we're independent contractors/small business owners, if a slickster with the smoothness of butter shows up, we flock to it!  We think it's the greatest thing since sliced bread...and we all jump on the bandwagon.  A few of us eventually wake up and realize that it's just a lot of hype and a way for the creator to make a lot of money.  Again, not one of my designations has helped me get anything....EVER.  Think about it...do you want a cardiologist who's spent the most time in a classroom, or one who has actually successfully performed the surgery multiple times?  Same concept with short sales and anything else in real estate.
