Why certain Homes Sell in Goose Creek and in the Charleston, SC area and others Don't

There are two parts to this equation of how a home sells in Goose Creek and in the Charleston, SC area.

The first part entirely belongs to the home and this consists three factors. 

The first factor is Price.  How is the price compare to the neighborhood competition.  If it is overpriced based on the competition.  As a home seller or as home buyer can the price be justified.  Is the home in better condition (i.e. well maintained, more square footage, and etc).  But if the competition is not selling at the lower prices, you maybe overpricing yourself drastically.  Depending on the price range your home belongs, you could be sabotaging the sell of the your if you are overpriced.

The second factor is Condition of home.  As compared to the competition that has sold over the last six months, is your home in worse or similar condition.  If the current condition of the home is need of maintenance or it is time to updated. Even doing the bare minimum  (i.e. cutting the grass, fresh coat of paint where needed, and home declutter, and etc.), can definitely help you get you more traffic (i.e. more showings).

The third factor is Location.  Location is extremely important.  When I talk about location, I am not only talking about what city.  I am also talking about neighborhood, and the location of the home on the lot.  Like with any city, their are neighborhoods that are more desirable than others, as well as streets.  Unfortunately, this factor is fixed. If the location is not ideal, it can only be compensated for in condition and in price.

Since you have not been able to your home to this point or you are just considering selling your home.  It is important to look at your location and condition first before you establish a price.  If your location is not ideal, we will need to make up for it in condition and price.  If the home is not in that great of condition,  I recommend doing whatever it takes to make the home look like at it has great potential and more.  

Establishing a price the next step, once you have the condition of the home and location established.
