I realize that there are a lot of people that want to live near the beach. I am actually one of those people.
However, I also think that it is important to have an open mind as to other opportunities that may exist because the properties by the beach tend to be quite a bit more expensive than the ones just a little bit inland.
When I start working with a buyer my intention is to get them the best home to suit their needs all the while remaining within their means...if not just a bit under if at all possible. If someone says let's stay under 450K...I'm shooting for 375-425 in my mind because the last thing I want is for you to spend so much on your home that your constantly at work to pay for it. I want you to be able to take a weekend off every once in a while to go camping with your family or to just sit on the beach if you'd like. I dont want you to bite off more than you can chew!
All too often I get people that insist that they must be walking distance to the beach, but I feel somewhat obligated to ask them why? If you are a lifeguard...yes you should live near the beach, but even then...is a 5 minute drive going to kill you? I understand that there are people that prefer to live as close as possibly or need to live as close as possibly, but I've had quite a few clients that I ended up working with for years..that's right YEARS!...before they would even consider something 10 minutes from the beach. It usually happens when they go to a friends bar-b-que that lives 10 minutes inland and they realize "hey, I could live here...this is actually a really nice community". That's when I get the opportunity to save them some money and get them into a house!
If you win the lotto or are increadibly succesful...go for it! For the rest of us that just want to make a comfortable living and have to freedom to take time off every once in a while to enjoy time with our family and friends, you can always jump in your car and go to the beach. It's not that far. You can fill the ice chest with whatever you want on the way down there and once the sand is in your toes and the view is truly panoramic...you can turn around and laugh at the person that had to pay millions of dollars to be further from the water than you are now. What is that you say?...there's nobody in the home to laugh at?...they are probably in an office somewhere working hard to pay for the place.
Disclaimer: If you live on the beach Julie and I still want to work with you. I'll do open houses every day until your home sells. Can I have a Bar-B-Que or take potential clients surfing during my open house?...just kidding...or am I?
Make it a great day,
Josh
