Guess what? The affordable program is opening it's doors again at Mueller Austin. And the doors it is opening are to two separate classes of housing, which should start selling in the next month or so. For move in early 2011, subject to weather conditions.
What are the two new Mueller Affordable Housing Options?
1. The Garden Home
The Mueller Garden Home is a detached home on a smaller lot than a typical yard home. They have 2 stories, 2-3 bedrooms, and my prediction is that the price to the buyer will be around 140-160k. They are being built by David Weekley Homes, who built yard homes and row homes at Mueller in the first phase. They have a model home on Zach Scott, though no details of the homes are through the architectural review process. Let me know if you want to get on the list to buy one.
2. The Mueller House
The Mueller House is a large estate home, which houses 4-6 condo units. These are being built close to Lake Park by Standard Pacific Homes, who have been building yard homes since the inception of the development. The Standard Pacific Model is on the corner of Tom Miller and Zach Scott. The affordable units are likely to have a single car garage and a condo above.
The affordable program at Mueller is income qualified, and the builders each have a preferred lender who can help with the qualification process when the time comes. The broad guideline is that participants have to earn less than 80% of the Median Family Income for Austin for their family size.
The Challenge
The challenge with the program is that it is narrowly targeted - you have to earn enough to qualify for the loan, yet not so much that you're excluded from the program.
