More often than not, it's unlikely that sellers really can't even fathom all there is to do when it comes to selling their homes.  Attempting to sell FSBO is more than a notion.

Got enough PRESSURE in your life already??  Thought so! 

It's a common symptom of today's society as we scramble from point A to B to C.  The fast food joints thrive because we're under pressure to get so much done that some days we barely have time to eat!  All you want is a little down time, to have a long deep relaxed breath, maybe watch a movie, the one where the DVD has been sitting on the end table for three days now! 

Man, I need a vacation!  But you'll be on your cell phone & checking your email even then, because you've GOT to let the Big Bosses back in the home office KNOW that YOU are indeed a TEAM player!  And hopefully indispensable the NEXT time they're crunching numbers and deciding which cubicle to empty!

So why when it comes time to make one of the biggest financial decisions you can make in your life, do you want to fly solo when it's time to sell your home? 

We know the Internet is full of data, and stories by some reporter who has never sold a home in their life telling you that you don't need an agent, that we're just an unnecessary expense! 

But how many homes have you bought and sold a home in your life? One, two, five??  Always in the same state?  Did you know each state has it's own set of regulations on what you can and can't do? That the rules change even when you stay in the same state? Do you know the required forms? 

Do you have full access to the latest pricing data of both Sold homes, and your potential competition? 

Can you take great photos?  We mean REALLY great photos of your home?  With the Internet, it's pivotal to entice the buyers or they're clicking the mouse to the next home that meets their criteria!

Can you create a story about your home that makes a buyer want to run to your home to see it NOW??

Do you know how to set up the inside of your home to make the home seem as roomy as possible?  How you live and how you sell may be two entirely different worlds!

Can you put on your buyer's hat and see your home as they see it?  Not as the home you love and hate to leave, but the unfiltered way the Public will see your home when it's time?

Do you know which repairs are essential and which upgrades won't help you sell?

Do you know where and how to best market your home?

When the purchase offer comes in, do you know how to handle it without getting the other side upset?  Without letting the other side pull a fast one on you and leaving you holding the bag for something you didn't catch?

Do you know how to handle the inspection process?  Do you know who to call if you need to fix something?

Charita:  This seems to be a topic of great interest today, as I just read a re-blog that SarahGray Lamm did much on the same topic.  I'll reiterate my thoughts on navigating sales waters without the firm guidance of a professional agent ... just not wise, given the market today.  Professionals are having a hard time keeping up with all the changes, the challenging appraisals, and a dozen other new issues right now.  For someone outside of the industry to attempt it ... wow!  It makes me shudder ... truly ...

Hopefully many take note of these blogs and re-consider going it alone ...

Gene you are absolutely right, but no matter how much you try to convey that, more often than not, they just don't get it (at least not at first).  We have to literally keep our heads focused on keeping up with constant changes, I don't know how FSBOs think they can skate through the process.

Jennifer hopefully it will help an FSBO reconsider their position.  FSBOs are not my niche but it's great advice.
