We use attorneys rather than title companies but there is probably little difference in what we look for:
- Do they treat our client as "their" client
- Does the paralegal staff operate in a professional and friendly manner
- Does the attorney begin every closing by putting all parties at ease
- Is the attorney capable of handling the emotional situations which occasionally come up
- Does the entire staff of the office understand the standards to which we will hold them and strive to exceed those standards
- Does the office maintain excellent rapport with the mortgage brokers with whom we work
- Do they work within the "no surprises, no embarrassment" framework

I choose by the way the reps treat me and what they are willing to do for my clients. I hold them to it. If they do a good job then they get greater opportunity from me if not I fire them.
