Russel, thanks for the comment. I think it's all about objectives. I help people buy and sell houses and land, and I will use whatever tools are available to do that. Ownership is the first requisite for having pride of ownership, and a person with little or no extra cash to throw into the mix may possibly have less pride, maybe. The alternative, of course, is no pride of ownership at all, just pride of rentership.

Personally I think that no one should be able to buy a home without at least 10% down. That instant equity creates more pride of ownership.
