The homes for sale in Cascade Park - a popular neighborhood in the southeast part of Vancouver Washington and north of the famous Columbia River, have also experienced the erosion in volume and home values that also occurred in the larger Vancouver and Camas real estate market. This mid-year report is being published to show the current level of activity to see where the positive trends are. A quick recap of the previous 4+ years will help frame the current view:
Home sales peaked in 2006 with 249 units sold
In 2007 and 2008 the sales volume dropped significantly, and only slightly increased in 2009
The Median Sold Price eroded from a high of $270,000 down to $222,500 in 2010.
The Median Cumulative Days on the market increased to a high of 97 days in 2009, and fallen to 62 days in 2010.
With 85 houses sold for the first six months, Cascade Park home sales are on track to meet or beat last year's sales numbers. In our opinion we don't expect the price's to materially decline or appreciate in this part of Vancouver Washington.
