Sometimes fate just works in your favor when showing homes to buyers. An area that usually has 40 knot winds has a calm day.  A neighborhood downwind of a cattle ranch has the wind blowing just the right way.  A herd of elk decide to pick that hour to meander through.  It's stuff we as Realtors could never plan but are so grateful when it happens. 

 I recently was showing homes to my buyers in an area just east of Colorado Springs called Falcon.  Many city dwellers get hives the minute they leave the edge of town but these folks are venturing east for a taste of the openness and larger lots, usually ½ an acre to 5 acres.  The wife is sold and is now trying to convince hubby of the perks of living in this one particular area.  He's a show me kind of guy.

As we are following each other from home to home I hear a car beeping frantically at us.  Ok my driving is not the best as I'm hunting for addresses, answering calls, making sharp turns, and jotting notes but give me a break here.  Oh, they are beeping at my buyers behind me.  Next what happens is the blessing I need and a miracle at work.  They know each other and start to have about a 15 minute conversation behind me. 

At the next house the wife has a grin from ear to ear.  It was a colleague of her husband's from the police force.  They live in the area and proceeded to tell him of all the other sheriffs and city cops that live in the area.  "Wouldn't it be great if he moved out there too?"  Ok call it what you want but I'm calling that fate.  What possessed those folks to be driving by at that moment on that street? 

I couldn't have planned that any better even if I tried.  Hmmmmm maybe his wife had something to do with that?
